THE LAND OF OPPORTUNITY

In the rolling hills of Spanish Springs, S3 found a strategic opportunity for redevelopment of an abandoned quarry. S3 was able to put the land in contract in 2015 which began the long road of entitlements.  After nearly three and a half years, the old quarry received all the necessary entitlements to make 5 Ridges one of the last master planned communities within the Reno/Sparks Valley Floor. 

With breathtaking views of the Sierra’s, 5 Ridges will be home to 1,200 – 1,800 single family homes, 126 townhomes, parks, and a trail system.

Intended to be the “little brother” to Somersett, which was completed by S3 in 2008, 5 Ridges will bring a wonderful lifestyle and addition to the Spanish Springs submarket. 

5 Ridges broke ground in late February 2021, with a massive effort that is moving quickly, home pre-sales are expected to begin winter 2021 with the first homes expected to be delivered by summer 2022. Although there is no current waiting list for homes S3 has begun to see the community’s excitement for 5 Ridges.

Lennar and Paradiso will be building the homes, however floorplans and price points are not yet available. Please check this website in the coming months for more information on how to contact the builders when homesites are available.
