Fifteen years ago the rugged hills west of Reno were thought of only as home to sagebrush, thistle and dirt. Where many saw barren undesirable land, S3 saw opportunity.

In 1991, S3 was seeking land in Northern Nevada to develop and bring higher standards of a modern fully amenitized Master Planned Community (MPC) to Northern Nevada, a concept then unseen in the market. To bring his vision to life, Smith needed a mass of land, foresight, and capital.

Unable to find a single piece of land capable of hosting the full concept, S3 launched an aggressive plan to assemble and acquire 48 different 40 and 80 acre parcels from varying owners. It took 10 years amass the land needed to develop the vision.

CONSTRUCTION

Construction of the 3,000 acre, 3,700 home Golf community began in 2001, and throughout the course of development, $395,000,000 was spent to create the infrastructure and amenities for what stands as one of the finest communities in Northern Nevada today.

In all, the multi-billion dollar award winning Master Planned Community (MPC) includes 18 holes of private golf, a nine hole Homeowners Association golf course, two 25,000 sq. ft. community clubhouses, two full parks, nine pocket parks, 1,200 acres of open space, and 27 miles of trail system. Overseen by a programmed homeowners association, Somersett continues to be one of the most sought after communities with some of the highest home values in Northern Nevada.
